Greentree Condominiums, located in Snohomish, Washington, was an ALX Custom project that included redoing and resurfacing corridors (breezeways) and balcony decks.

This project proved to be a bit complicated at times but overall, the residents were happy with the finished product. Westcoat Representative Lee Jenkerson worked with Catalyst Professional Resources and Westcoat QCA, Endurance Coatings, installed ALX Custom on 38 decks as well as MACoat on the four breezeways.

Project Details

Westcoat Qualified Contracting Applicator (QCA), Endurance Coatings, completed the installation. Due to majority of the balconies being on the higher floors, the applicators had to use extremely large 40-foot ladders and brought packed Westcoat buckets up with them.

Color matching also proved to be a challenging task for this project. The color that was selected during the mockup did not end up being the final color applied to the balcony decks.

Between the time the mockup color was selected and the application of the topcoat, the condominium building had been painted a new color. The two colors seen next to each other were very overwhelming to the sense, so the team worked with two different local Westcoat vendors to find a new color that would be beneficial to all.

A combination of 38 ALX Custom decks were installed with a 1’ x 1’ tile pattern, Westcoat’s TC-5 texture coat with TC-40 integral color and SC-35 as accent stain and SC-70 clear.

A total of four breezeways were completed. Endurance Coatings applied MACoat Standard with the optional smooth texture. They started with old, exposed aggregate, diamond ground for profile CSP 3. They then used smother to apply Westcoat’s TC-1 base and slurry coats. Endurance Coatings then applied TC-5 smooth texture to produce a non-slip but easy to maintain surface. They then applied two coats of SC-10, with no clear top.

Westcoat’s ALX Custom is a waterproof deck system. It is reinforced with metal lath and is installed with a series of three separate polymer-modified cementitious applications and sealed with Westcoat’s SC-10 Acrylic Topcoat.
