WATERPROOF DECK SYSTEMS: RELIABLE MOISTURE BARRIERS
Waterproof Decking Overview
Property managers know that protecting facilities from the damage that water can inflict while providing safe deck and walking surfaces is one of their most important responsibilities. Fortunately, Westcoat can help with systems for waterproof decking on balconies and around pools, and solutions for protecting and beautifying parking areas, walkways, or rooftop decks. With quality waterproof deck systems for both concrete and plywood surfaces, Westcoat provides long-term, cost-effective solutions that look beautiful and can protect from chronic water exposure, while giving property owners and managers an excellent return on this most important investment.
How to Waterproof a Deck
The Westcoat ALX deck and balcony waterproofing system is designed for application over plywood surfaces and the MACoat™ system is for installation over concrete.
Formulated for plywood surfaces, the ALX system integrates acrylic resins and cement blends into a reinforced, galvanized metal lath, then finished with a variety of Wescoat sealers. It can be laid over plywood to create an attractive, concrete-like finish that’s durable and waterproof, with options to reduce heat, resist slips, or other requirements.
MACoat is Westcoat’s fiberlath-reinforced deck system engineered for use on above-grade concrete and reinforced plywood decks. It’s excellent for the restoration of elevated walking surfaces or any area subject to heavy foot traffic. It can be applied to new decks or existing deck systems.

Deck Waterproofing System FAQs
- What exactly does “system” imply?
Westcoat systems are a step-by-step application process of rigorously tested coating products that when installed per specifications can provide superior performance for waterproofing applications that meet building standards and codes. - How does Westcoat differ from similar systems?
Westcoat ALX is the only IAPMO evaluated metal lath waterproofing system that meets the following standards:- Class A Fire Tested
- One Hour Fire Rated
- Class I Vapor Retarder
- Option for a 20 Year Warranty with ALX Pro
- Wildland-Urban Interface certified
- Meets City of LA building codes
- What is the life expectancy of your systems? What is the warranty?
We offer an industry-leading 20-year warranty for ALX Pro (must be installed by a QCA) and when properly maintained can last up to 30 years or more. - How complicated is the application? Can my maintenance team handle it? If not, how is installation arranged?
For professional use only. A properly trained, equipped, and licensed QCA should install our systems. We have a nationwide network. Once installed, maintenance teams can perform regular maintenance such as cleaning and resealing the topcoat. - If it’s a contractor, what is Westcoat’s involvement in the installation? Am I the customer of Westcoat or the contractor?
Westcoat is the manufacturer, and we can recommend a QCA in your area. You are the customer of the contractor. - Are your systems suitable for pool or hot tub areas?
Our systems are suitable for pool and hot tub areas, but not made for the inside surface since our products are for walking surfaces. Our Texture-Crete® and 11-10 systems are great options for pool decks and walkways around spas. - How are the surfaces cleaned or otherwise maintained for long life?
We recommend regular inspection and a maintenance schedule of 3-5 years based on traffic. See more information in our General Maintenance Guide. - What common mistakes do people make with these, and how can I avoid them?
Not seeking properly trained and licensed professional contractors, improper or lack of preparation of substrate, and not following manufacturing guidelines.
