Waterproof Roof Deck for Multi-Use Building

A waterproof roof deck was necessary for a high-end mixed-use building located in Historic Downtown Frisco – north of Dallas, Texas. The Patio at the Rail is a brand new development where you can gather, eat, shop and live! The condos, restaurants, gym, salon and theater all share a 9,000 square foot outdoor open space available for events. 

About the Jobsite

The roof deck of this multi-use building is over a parking structure so waterproofing was necessary. The 9,000 square foot roof deck was designed by architects, Jamison | James, to be an outdoor park and green space for the tenants. Not only are there wide-open spaces for gathering but walkways and sitting areas in this outdoor concept which includes raised planters and pet play areas. 

The waterproof roof deck project was specified with MACoat Custom systems in three different patterns and colors. We worked with Duval General Contractors and longtime Westcoat partner M7 Solutions to get the job done. 

MACoat Process

The MACoat process begins with the application of the fiberlath followed by base and slurry coats. The designer wanted our system to match to previously designed elements so the grout coat was integrally colored with TC-40 in Straw. The designers were very happy with how the team at M7 Solutions made the waterproof roof deck all come together. 

There is a mix of patterns throughout including flagstone, tile and offset running bond tile. The Water-Based Stain Blends used were Tobacco, Arroyo, Flintstone and Russet. 

Waterproof Roof Deck Advantages 

The MACoat™ Custom Finish System is a fiberlath reinforced deck system installed with a series of waterproof acrylic applications and sealed with one of Westcoat’s clear sealers. This system’s custom finish can give the look and feel of slate, flagstone or tile. The finished product weighs approximately one pound per square foot. 

MACoat is mainly used on elevated concrete walking decks, is regularly specified for homes, hotels, condominiums, apartments, office buildings and is suitable for parking structures with vehicular traffic. In many cases, it can be applied over existing deck systems to provide an excellent method for the rehabilitation of problem surfaces.
