La Verne Landing is a student housing development near the University of La Verne in California. This apartment complex offers comfortable living quarters and community perks throughout the community — some of the amenities include a BBQ area located on the podium deck. The university reached out to WF Construction to find safe and reliable waterproofing solutions that were aesthetically pleasing.
Waterproofing Challenges
Westcoat Rep Bill England was brought in by General Contractor WF Construction and longtime QCA Sta-Dry Waterproofing, to help advise on the best waterproofing solution. The podium deck was built without drainage, so Gomez Family Construction was brought in to deal with sloping needs.
In the absence of drainage, the podium deck needed sloping installed throughout to prevent water from pooling. Using a screed and trowel, the TC-30 was leveled and smoothed then allowed to dry before being waterproofed.
Waterproofing Solutions
Sta-Dry installed MACoat on the podium deck and ALX on the balcony decks. There were four different finishes in the podium deck areas. MACoat UT was installed under artificial turf accents, and the apartment patios were finished with a knockdown texture in a Spanish Brown. Areas throughout were decorated with an Ashlar Slate stencil and finished in a warm brown stain. The main walkways and stairs were completed with a Broom Finish in a cool gray. Each apartment balcony deck has ALX with a knockdown finish in Spanish Brown.
The results led to an inviting common space for students to enjoy, and take a break from the rigors of college while making sure the concrete is waterproofed and durable for years to come.
ADVANTAGES OF WATERPROOFING YOUR DECK
The MACoat™ System can be used mainly on elevated concrete and non-fire-rated plywood walking decks, while ALX™ is designed for use on plywood. Both systems can be installed over old systems to provide an excellent method for the rehabilitation of problem surfaces.
