The Newest Living Community in Phoenix with ALX Custom Finished Waterproofed Balconies

The Stacks

The newest living community in Phoenix from Boxwell Southwest, The Stacks, consists of 8 single-family attached homes. Each unit features an open floor plan and walkout balcony. With a community pool, private courtyard, and breathtaking views of the surrounding Phoenix area, The Stacks offers luxury living in the heart of Phoenix’s Arcadia/Biltmore area.

Planning for the Job

During the planning stage of The Stacks, the in-house architect for Boxwell Southwest knew that they wanted to have a custom finish to match the upscale décor of the condos. They needed a system that would protect against water damage and was aesthetically pleasing. They opted for ALX Waterproofing System with a Skip-Trowel Custom Finish. The main challenge was making sure that the roof decks which served as living space floors, had additional waterproofing protection due to the high traffic usage. They opted to utilize the full WP-40 sheet membrane as opposed to plywood seams only.

Waterproofing The Stacks

With 8 Buildings total (all with rooftop decks and small patios on the 2nd floor), the job was quite extensive and required an installation company that could handle the workload. Westcoat’s Architectural Representative Matt Kadin called upon Complete Roofing and Waterproofing, who is a Westcoat QCA (Qualified Contractor /Applicator). Complete Roofing and Waterproofing worked closely with Matt Kadin and Boxwell Southwest to ensure proper and a quality installation.

Overcoming Challenges with Unique Solutions:

• Utilizing crickets in the metal lath and sloping the TC-1 after the base coat to get proper slope to the drains.
• Due to building delays, the project was done in stages; they completed the ALX System up to the slurry coat and came back months later and finished the texture, topcoat and sealer coat.
• Unfortunately, certain areas of the balconies needed to be cleaned after the long break and an additional slurry coat was added to ensure the deck was smooth to ensure the deck surface was renewed and ready for the texture coat.
• Certain small balconies on the property had the parapet walls installed before the ALX, which meant they couldn’t staple the metal lath underneath the edges. The solution to the issue was to use Westcoat’s WP-47 Fiber lath and a MACoat mix of WP-90 and TC-1 to feather out to the edge underneath the wall.
